We don't see every flat in Zagreb

We take listings only from the websites of the estate agencies on our list and from owners who post with us. We don't cover the big classifieds sites and portals, and some agencies are left out because their terms of use don't allow it. So many flats for rent aren't here.

The agencies we cover are listed on the Agencies page.

A listing at the source doesn't prove the flat is free

For agency listings we show when we last saw the listing on their site. The flat may already be let while the agency hasn't removed the ad. Listings that disappear from the source are removed in our daily check. Only the owner or the agency can confirm a flat is free.

“Not stated” doesn't mean “no”

When a listing doesn't state the bills, deposit, agency fee, pets, furnishing or energy class, we say “not stated” and never assume the better answer.

Our software reads the facts in agency listings. It can miss or misread something, especially when it's worded unusually. We check it against the original listings, and we show the “What agencies state” shares only for facts we've checked that way.

Locations are approximate

We place listings in a neighbourhood or city district and show them on the map as an approximate area, never an exact address. Trips to work or university are worked out for the neighbourhood (the median ZET journey on weekdays from 7:00 to 8:50), not from the flat's door.

Asking rents, not agreed ones

Our prices, medians and the “Price for the area” bar come from the rents listings ask. The rent agreed in the end can differ, and official figures on agreed rents are published by others and only for the whole city.

We show “Price for the area” only when we have enough similar flats from the last 90 days, and only for flats, not houses.

The same flat at several agencies

When several agencies advertise the same flat, we merge them into one listing that says how many others list it. We merge on matching facts, so two different flats can occasionally look like one, or one flat slip through twice.

We don't know who let the flat

When you open the original listing, we count a click, not an enquiry or a letting. We don't know how your conversation with the agency ended and we don't claim to have helped let any flat.

Photos and descriptions are the agencies'

Photos in agency listings load from the agencies' own servers and can be missing or out of date. We don't copy agencies' descriptions: the text on a card is written by us from the facts.
