Is the price fair?

Next to listings we show where the price sits compared with similar flats in the same neighbourhood: below the usual range, within it or above it. We work it out from the asking prices of the listings we follow, with no estimates or guesswork, and we always say how many listings it's based on.

Letting a flat?

From 1 January 2027 the City of Zagreb charges property tax of €8 per m² a year on flats that stand empty. A flat let long-term for at least 10 months a year is exempt. Work out what you would pay and how to avoid it.

Frequently asked questions

Is NajamStanova.com free?
Yes. Searching, comparing prices and saving listings are free and need no account.
Where do the listings come from?
From the websites of real-estate agencies we follow (17 sources) and from owners who post with us for free. From agency sites we store facts only (price, floor area, rooms, neighbourhood), and every agency listing links to its original ad, where you arrange a viewing.
Is the flat still available?
The listing was live on the agency's site when we last checked, and we check several times a day. Always confirm availability with the advertiser.
How do I avoid rental scams?
Don't pay anything before a viewing and a signed contract, check who owns the flat (the land registry is public), and be careful with prices far below the usual for the neighbourhood.
