Listing rules

Posting a listing is free. These rules apply to every direct listing on NajamStanova.com and protect both tenants and honest advertisers.

What every listing needs

  • A real property that's currently available to rent, in the city you stated.
  • One listing per property.
  • Real photos of that property. You may brighten and straighten them, but they mustn't show anything the flat doesn't have.
  • An actual monthly rent.
  • Long-term rentals only: no short-term or holiday rentals.
  • Offers only: no "looking for a flat" ads.
  • No scams or fake listings.

No discrimination

Don't exclude people by nationality, ethnicity, religion or sexual orientation. For example, "no foreigners" is not allowed.

Describing the flat and the rental terms is fine, e.g. "no pets" or "minimum lease of one year".

Contact details only in the contact fields

Links, email addresses and phone numbers aren't allowed in the description, so the form doesn't accept them. They mustn't appear in the photos either. Put your contact details in the contact fields.

This protects your data from scraping. We show your phone number only when someone clicks to reveal it.

Your responsibility

Before publishing, you confirm that:

  • you own the property or are authorised to rent it out,
  • the information in the listing is true,
  • you hold the rights to the text and photos, including when you paste the text of your own ad published elsewhere.

You are responsible for the content and accuracy of your listing.

An existing ad

You can paste the text of your existing ad into the form, and AI suggests the details from it. Before that, we remove phone numbers, email addresses and links from the text. Paste only ads you wrote yourself.

Instead of the text you can paste a link to your ad, once you confirm that you are its advertiser. We then load that page once, only because you asked, respecting its robots.txt, and take its text and, if you choose, its photos. Njuškalo, Index Oglasi, Facebook and similar portals don't allow automatic import, so we never load their pages: for those, paste the text and add the photos yourself. If a page asks for a robot check, we don't get around it.

Check every detail before publishing: the published listing is your content.

Energy class

Under Art. 14 of the Croatian Act on Energy Efficiency in Buildings (Zakon o energetskoj učinkovitosti u zgradarstvu, NN 155/25), in force since 1 January 2026, the owner (and any agency acting as intermediary) must state the energy class in rental ads. Fines for individuals are €1,000 to €2,000. Exemptions are set out in Art. 13.

The form has an energy class field (A+ to G, exempt, or not stated). It isn't required to publish, but stating the class is your obligation.

How long a listing runs

  • A listing runs for 30 days. Three days before it expires, we send you an email reminder, and you renew it with one click for another 30 days. You can still renew an expired listing for 30 days after it expired.
  • When the flat is rented, mark the listing rented. The page of an expired or rented listing stays up for another 14 days and then goes.
  • You can delete a listing at any time in “My listings”.
  • A private advertiser can have up to 3 active listings.

When agencies post directly

When an agency itself posts a listing on our site, Art. 22 of the Croatian Real Estate Brokerage Act (Zakon o posredovanju u prometu nekretnina, NN 69/2026) applies:

  • the listing must include the agency's company name, registered seat and branch addresses, or a link to them,
  • the agency may advertise a property only if it has already signed a brokerage contract with the owner.

Breaches carry fines of €3,000 to €6,000 (Art. 36).

How we check listings

Every new listing automatically goes through a rules check and automated AI screening. The same applies when you change the rent, description or photos. The checks look for signs of a scam, such as asking for payment in advance, and for breaches of these rules.

  • Listings without issues are published instantly.
  • Flagged listings are held for review, and we tell you so by email. We aim to review them within 48 hours.
  • If a flagged listing isn't reviewed within 7 days, it is rejected automatically and we email you the reasons.

If the rules are broken

We don't publish a listing that breaks the rules, or we remove or hide it. We email you a statement of reasons: the reason, the rule, and whether automated means were used to detect or decide it.

To contest the decision, reply to that email. You can also edit a rejected listing and submit it again.
