How we calculate
- We look at long-term rental listings for flats in Zagreb seen in the last 90 days, from agency websites and landlords. A flat posted several times counts once.
- We compare flats with the same number of rooms (2 and 2.5 rooms together, for example) in the same neighbourhood. With fewer than 12 listings, we look at the whole district, and if there still aren't enough, we don't give an estimate.
- The range is the middle half of listings: a quarter ask less, a quarter ask more. When we know the size, we work per m² and multiply by yours.
- These are asking rents, not agreed ones. Furnishing, condition, floor and parking change the price, and a fairly priced listing finds a tenant faster.

Rent estimate: questions
- How much can I rent my flat for in Zagreb?
- The median asking rent for a two-room flat in Zagreb is €780 a month, and about €1,000 across all flats (927 listings over the last 90 days). For a range for your flat, choose the area, rooms and floor area above.
- How is the rent estimate worked out?
- From the asking rents of flats with the same number of rooms in the same area, in listings seen over the last 90 days. The range is the middle half of those rents, or with the floor area the middle half of prices per m² times your floor area. An area with fewer than 12 listings is widened to its whole district.
- Is the estimate the same as a contracted rent?
- No. The estimate is based on asking rents in listings. Registered leases in Zagreb in 2025 had a median of €12.8/m² (Ekonomski institut, Zagreb), but only 11.2% of registered leases state the rent.
