How we measure

  • Kindergartens: city kindergarten locations (main and branch buildings) from the City of Zagreb's list (updated 14 Oct 2026). Private and religious kindergartens aren't on that list.
  • Schools: primary schools from the City of Zagreb Geoportal (layer of 28 Feb 2024).
  • Parks: areas tagged as a park in OpenStreetMap, by their centre (© OpenStreetMap contributors, ODbL; as of 20 Oct 2026).
  • The 1 km circle is a straight line from the neighbourhood's centre, not a walking distance. It's the same for every neighbourhood, so the numbers compare.
  • Rent: the median asking rent of the three-room flats (3 and 3.5 rooms) we see now, one row per flat even when several agencies list it, from 5 listings up. An asking rent isn't the agreed rent.
  • To the square: the median door-to-door time by ZET or on foot from the neighbourhood's centre to Ban Jelačić Square, for weekday departures 07:00–08:50 (ZET timetable, source: ZET).
  • The list has the neighbourhoods with at least 5 rental listings. A neighbourhood named like its city district counts the whole district's flats, and the kindergartens, schools and parks around its own centre.

We don't choose for you, because families want different things. By our numbers, Špansko has the most city kindergartens within 1 km (15), Upper Town the most primary schools (12), Lower Town the most parks (34), Bukovac the lowest three-room median (€800), Lower Town the shortest trip to the square (7 min).

How much does a three-room flat rent for in Zagreb?

Across 20 neighbourhoods with at least 5 such listings, the median asking rent for three-room flats ranges from €800 (Bukovac) to €1,600 (Peščenica). An asking rent isn't the agreed rent.

How did you count kindergartens, schools and parks?
