Who provides the service

NajamStanova.com is run by Klarfels, the operator named in the Imprint. In these terms, "we" means that operator and "you" means anyone using the site.

By using the site, you accept these terms. If you post a listing, you also accept the Listing rules.

What NajamStanova is and isn't

NajamStanova is an advertising and search platform for long-term flat rentals. We help you find a listing and send you to the original ad or to the advertiser's contact details.

  • We're not a real-estate agency and we don't broker rentals.
  • We're not a party to any rental agreement. You sign it directly with the landlord or the agency.
  • We don't charge or collect rent, deposits or any other payments between tenants and landlords.
  • We don't verify properties, ownership or the condition of a flat.

Searching, posting listings and alerts about new listings are free.

Two kinds of listings

  • Indexed listings come from the public websites of real-estate agencies. We show only the facts (rent, size, rooms, location and similar) and a link to the original ad. "Seen at the source … ago" means the listing was live on the agency's site when we last checked, not that the flat is available. Confirm availability with the advertiser.
  • Direct listings are posted for free by owners or people authorised to rent out the property, directly on our site. They get priority in the default order, and when the same flat is also advertised elsewhere, we show the direct listing.

The advertiser is responsible for the content and accuracy of a listing.

If you post a listing

By publishing a listing, you confirm that:

  • you own the property or are authorised to rent it out,
  • the information in the listing is true,
  • you hold the rights to the text and photos, including when you paste the text of your own ad published elsewhere.

Your listing must follow the Listing rules. Contact details go only in the contact fields: the form doesn't accept links, email addresses or phone numbers in the description.

A listing runs for 30 days and you renew it with one click. You can mark it rented or delete it at any time. A private advertiser can have up to 3 active listings.

How we check listings

Every new direct listing is checked automatically: first by a rules engine, then by automated screening using artificial intelligence (AI). The same applies when you change the rent, description or photos. Listings the checks flag are reviewed by a person.

  • Listings without issues are published instantly.
  • Flagged listings are held for review, and we tell you so by email. We aim to review them within 48 hours.
  • If a flagged listing isn't reviewed within 7 days, it is rejected automatically and we email you the reasons.

We may remove a listing that breaks these terms or the Listing rules at any time.

Reports and reasons for decisions

Every listing has a "Report listing" button. Use it to report that the flat is already rented, that the details are wrong, a suspected scam, the same listing posted more than once, offensive content or a copyright infringement. Report other illegal content by choosing "Something else" and describing it briefly. We confirm on screen straight away that we received your report. If you leave an email address, we send you a receipt there, and later our decision and how to contest it. We don’t use the address for anything else.

A listing reported for copyright infringement is hidden at once until we've reviewed it. The same applies to a direct listing reported as a suspected scam.

When we reject, remove or hide your direct listing, we email you a statement of reasons: the reason, the rule the decision is based on, whether automated means were used to detect or decide it, and how you can contest it.

To contest a decision, reply to that email. We'll look at it again and tell you the outcome.

Price data, tools and AI

  • Price comparisons, the rent estimate and the rent overviews by neighbourhood are calculated from asking rents in listings we've seen, and demand numbers from searches on our site. They are estimates, not a valuation of a property and not advice. We always show the method, the number of listings or searches and the period.
  • The tax calculator and landlord guides quote the official rules with sources and dates. They are not tax advice.
  • When you paste the text of your existing ad, AI suggests details for the form from it. You review them and publish them as your own content.

Liability

We work to keep the site running and the data accurate. Still, we can't guarantee that every listing is accurate, current or available, or that the site will always work without interruption.

The advertiser is responsible for a listing's content. For indexed listings, the original ad on the agency's site is what counts.

We are liable within the limits of the applicable law. Nothing in these terms limits any liability that the law doesn't allow to be limited.

Changes and contact

If we change these terms, we publish the new version on this page with the date of the last change. We tell advertisers about significant changes by email.

The point of contact for users and authorities is the email address in the Imprint. You can write to us in Croatian or English.
