KaptolThe canons' town by the cathedral, with Dolac and Opatovina

Checked 25 October 2026 · 11 min read

Kaptol is officially a square, though it is shaped like a street. The house numbers give it away: as Nives Opačić explained in Vijenac, they run in sequence round the square, so odd and even numbers stand on the same side.1,2

Where Kaptol is

Officially Kaptol is in the city district of Gornji grad – Medveščak, whose description calls the old town core "Kaptol and Gradec".6 It is covered by one local committee (mjesni odbor), August Cesarec, which besides the whole of Kaptol square takes in Dolac, Opatovina, Kožarska ulica, Tkalčićeva up to numbers 95 and 84, the north side of Trg bana Jelačića, the main square, and parts of Vlaška, Jurišićeva and Draškovićeva.7,2 Neighbourhoods (kvartovi) have no official boundaries, so the committee's figures always cover more than Kaptol itself.

The neighbouring committees are Gornji grad to the west, with Gradec, Nova Ves to the north and Ribnjak to the east, and the Donji grad district begins to the south. Ribnjak street and park therefore belong to the Ribnjak committee, and Nova Ves with Centar Kaptol to the Nova Ves committee.2 Dolac was once a separate settlement beside Kaptol.8

For and against: life in Kaptol

What's going for it

  • Trams 1, 6, 11, 12, 13, 14 and 17 stop at Trg bana Jelačića, and buses 105, 106, 201, 203, 226 and 238 leave from the Kaptol terminal.9,10
  • OŠ Miroslava Krleže primary school and a branch of the Različak nursery share one address, Kaptol 16.11,12
  • The Marija Jurić Zagorka library is at Krvavi most 2, and the Dom zdravlja Zagreb – Centar health centre has a location at Dolac 2.13,14
  • Two parks lie along the old walls: Opatovina to the west and Ribnjak, nearly 40,000 m², to the east.15,16

What to expect

  • Dolac's upper level has been closed since October 2025. For its renewal, estimated at €22–25 million, only the design documents and a conservation study are being prepared so far. According to Večernji list in October 2026, works should start in autumn 2027.17,18,19,20
  • The cathedral is open, but the renewal goes on. Strengthening from inside is finished, the vault paintings have been under reconstruction since 15 June 2026, and strengthening from outside and the towers are still to come. In August 2026 the head of the heritage protection directorate at the Ministry of Culture and Media put the earliest finish at 2030.21,22
  • In the City's 2023 sociological study, residents complain of noise from cafés and bars late at night and say complaints rarely change anything.23
  • Kaptol's streets are parking zone 1, block 2: €1.60 an hour, two hours at most, with charges on Sundays and public holidays too, from 7:00 to 15:00.24,25,26

What life is like in Kaptol

Tkalčićeva street: a row of old pastel houses with steep roofs, lanterns and café chairs along the pedestrian street.Tkalčićeva street: a row of old pastel houses with steep roofs, lanterns and café chairs along the pedestrian street.
Tkalčićeva street, once called Potok, protected for its historic value.

The canons' houses, the curiae, line the square and surround the cathedral, and most of them, according to Lelja Dobronić's 1986 paper, stand free in a garden like a manor house.27,8 Wooden houses burned again and again, so in the late 17th and the first half of the 18th century the canons rebuilt in masonry. That is how the Baroque row of curiae called Dvori plemeniti came about.8,28

West of Kaptol a burghers' settlement was laid out as early as the 15th century. Its residents, like those of Dolac and Potok, today's Tkalčićeva, were mostly craftsmen, with workshops or shops in modest houses.8,29,30 According to a 2022 conservation study by the Institute of Art History, the houses on Opatovina are still mostly homes, with shops on the ground floor. After the earthquake their owners repaired them largely by themselves, and uncontrolled one-off alterations have cost them much of their original look.31

At the 2011 census the August Cesarec committee area had 1,523 residents in 662 households and 1,002 dwellings, 920 of them for permanent living.32 Between 2001 and 2011 its population fell by 28%, the steepest fall of any committee in the district, and the 2021 census counted 1,087 residents.33,3

For the City's 2023 sociological study, researchers talked to residents of the Gornji grad, August Cesarec and Nova Ves committees. Some of them thought "apartmanizacija", the turning of flats into holiday lets, was not yet significant; others said it had grown after the earthquake, when investors bought many flats. Some said they found flyers offering to buy their flat every day, and they complained of weekend litter on Opatovina.23

Where the name Kaptol comes from

The word kaptol comes from the Late Latin capitulum, an assembly of clergy, and Kaptol is named after its residents, the canons, who together form the cathedral chapter, the Stolni kaptol.34,8 Their houses are called curiae (kurije), and under the first chapter statutes of 1334 every canon had one.35,36 The City's street register lists Kaptol as "Kaptol (cijeli trg)", the whole square.2

Several nearby street names go back to old Kaptol. Opatovina is named after the abbot of the Cistercian monastery by St Mary's on Dolac, and Pod zidom ("under the wall") preserves the southern Kaptol wall only in its name.15,29,8 Ribnjak ("fishpond") is named, according to the Zagreb Tourist Board, after the bishop's fishponds, where the clergy caught fish for fasting Fridays.16 Krvavi most ("Bloody Bridge"), now a short street from Radićeva to Tkalčićeva, recalls the great clash between Gradec and Kaptol on the bridge over the Medveščak in 1667.30

A short history of Kaptol

Kaptol is first mentioned with the founding of the Zagreb bishopric by King Ladislaus of Hungary in 1094; the evidence is Felicijan's charter of 1134.4,5,29 The cathedral was consecrated in 1217.4 From the 14th to the 18th century Kaptol and Gradec quarrelled over land, mills and market dues, and Kaptol twice excommunicated the citizens of Gradec.37 In 1469 King Matthias Corvinus allowed the canons to fortify their area, and in the early 16th century a separate fortress with towers was built round the cathedral and the bishop's palace.29,37,38

The provisional municipal order of 7 September 1850 united Kaptol, Gradec and the surrounding settlements into one city.5,4 The earthquake of 9 November 1880 brought down the vaults of the cathedral's sanctuary and choir. The neo-Gothic rebuilding, led by Hermann Bollé, lasted until 1902 and gave the cathedral its two towers, 105 metres high until the 2020 earthquake.4,37 In 1906–1907 the fortress's west wall with Bakač's tower was demolished to open the view of the new façade from the square.39,4

After 1925 the south part of Opatovina and the old Dolac settlement were demolished, and Dolac market opened on 1 September 1930.40,8,41 After 1945 the gardens of Kaptol curiae along the west wall became the public Opatovina park.15,29 The earthquake of 22 March 2020 brought down the stone tip of the cathedral's south tower, and on 17 April the damaged top of the north tower was removed by a controlled blast. The cathedral reopened on Christmas Eve 2025.4,21,42

What to see in Kaptol

  • Zagreb Cathedral

The Cathedral of the Assumption of the Blessed Virgin Mary and Saints Stephen and Ladislaus. Cardinal Alojzije Stepinac was buried here in 1960, behind the main altar.4 It reopened on Christmas Eve 2025. The first phase of structural renewal, strengthening from inside, is finished; Bollé's late 19th-century vault paintings have been under reconstruction since 15 June 2026, and strengthening from outside and the towers are still to come.21,22

  • St Stephen's chapel

A chapel inside the archbishop's palace, one of the rare buildings that "has only an interior". The cathedral's page on the chapel says nobody knows who built it or when, while its chronology credits Bishop Stjepan II.43,44

  • Madonna with angels

The fountain in front of the cathedral, designed by Hermann Bollé in 1880–1882, with gilded figures of Mary and four angels made by Anton Dominik Fernkorn in 1865.45

  • Dolac market

According to the Arhitektura Zagreba site, it was designed by Vjekoslav Bastl. The open-air market sits on a raised ground floor with the indoor market below.46 Since 2006 Stjepan Gračan's statue of the market woman kumica Barica has stood here; citizens chose her name.47

  • Opatovina park and Prišlin tower

In the park's north-west corner stands Prišlin tower, the best-preserved Kaptol tower and the only one standing free, which belonged to the garden of the curia at Kaptol 15.15 Since 1955 Vanja Radauš's monument Petrica i galženjaki has stood on Opatovina.48

  • St Francis church and Komedija

The Gothic church of St Francis, from the 13th century, and the Franciscan monastery stand on Kaptol.37,49 Since 1950 the city theatre Komedija (Kaptol 9) has played in the Franciscan hall beside the monastery; after an energy renovation, tickets for its home stage went back on sale on 9 October 2026.49,50,51

  • Zagorka's flat at Dolac 8

Marija Jurić Zagorka lived in a rented flat at Dolac 8 from the late 1930s until her death in 1957; it was also the office of her magazine Hrvatica. Today it is her memorial flat.52,53

Did you know?

  • When the stone tip of the cathedral's south tower fell in the 2020 earthquake, its very top, the "jabuka" (apple), was found in the attic of the archbishop's palace.4
  • In 1984 residents of Tkalčićeva cut a passage through the old half-tower to reach Opatovina park. The half-tower has since been restored.29
  • According to the city gas company, Kaptol and Opatovina, like Gornji grad, were still lit by gas lamps in 2020, which two lamplighters lit by hand at dusk and put out at dawn.54

Getting around

  • Buses leave the Kaptol terminal on lines 105 (Britanski trg), 106 (Mirogoj – Krematorij), 201 (Kvaternikov trg), 203 and 226 (Svetice) and 238 (Rebro – Kozjak).10
  • No tram runs through Kaptol. Lines 1, 6, 11, 12, 13, 14 and 17 stop at Trg bana Jelačića, and lines 8 and 14 at the Grškovićeva stop by Centar Kaptol.9
  • The pedestrian zone takes in Opatovina, Kožarska, Skalinska, Krvavi most, Splavnica and parts of Tkalčićeva, Bakačeva and Vlaška, among others, but not Kaptol square itself (City order of August 2024).55 The City's list of traffic projects from January 2026 includes extending the pedestrian zone on Kaptol. For now it is only a plan.56
  • Kaptol, Dolac, Opatovina and Tkalčićeva are parking zone 1, block 2, unlike Gradec, which is zone I.1. Charges apply 7:00–24:00 Monday to Saturday, and the residents' monthly permit for zone 1 costs €13.30.24,26,57

  • OŠ Miroslava Krleže, Kaptol 16, counts 1830 as its founding year, when Marko Grošl opened a private boys' school at Dolac 2. It moved into the building on Kaptol in 1878 and returned to it after the earthquake in January 2022.11,58 Krleža was a pupil there from 1899 to 1903.59

Parks and sport

  • Ribnjak park, in the neighbouring committee to the east, was laid out around 1830 as an English-style park on Bishop Alagović's initiative; Opatovina park lies along the west wall. The August Cesarec committee area also has Perivoj biskupa Stjepana II. and Park međunarodnog priznanja RH.16,29,15,2
