Where Dubrava is

Officially there is no single Dubrava. There are two city districts, Gornja Dubrava with 16 local committees (mjesni odbori) and Donja Dubrava with eight, and the main street, Avenija Dubrava, is the border between them.5,6,7,8 Gornja Dubrava also takes in the villages on the slopes of Medvednica, and Donja Dubrava the flat land south of the main street down to Slavonska avenija.5,8 Neighbourhoods have no official boundaries; in this guide Dubrava is the densely populated flat land around the main street, without Klaka, Dubec and Retkovec, which are neighbourhoods of their own. It is covered by the local committees Dubrava – središte, Gornja Dubrava, Studentski grad, Poljanice and Trnovčica in Gornja Dubrava, and Donja Dubrava, "Ivan Mažuranić" and "30. svibnja 1990." in Donja Dubrava. That grouping is our reading of the geographer Ivana Crljenko's work, not an official division.5,6,7

Crljenko calls the compact core of about 12 km², on both sides of the main street, "Dubrava in the narrow sense"; 81% of the two districts' residents lived there in 2011.5 Since the early 1980s Dubrava has not been a separate settlement but part of the settlement of Zagreb.1,5

For and against: life in Dubrava

What's going for it

  • Four tram lines: 7 and 12 end at the Dubrava terminus, and 4 and 11 carry on along Avenija Dubrava to Dubec. Between Dubrava and Dubec a tram comes every four minutes on average, according to ZET.9,10
  • The terminus is also a bus hub, with buses to the villages on the slopes of Medvednica, Studentski grad, Novi Retkovec and Trnovčica.11,12,13
  • Four primary schools take children from the neighbourhood, and part of Poljanice belongs to a fifth.14 The new XII. gimnazija building at Međugorska 42, opened in 2023, has 480 pupils in a single shift.15,16
  • KB Dubrava, a large university hospital, at Avenija Gojka Šuška 6, and Dom zdravlja Zagreb – Istok sites at Grižanska 4, Ljubijska 60 and in Studentski grad.17,18,19,20
  • Two markets, the Dubrava library open until 8 pm on weekdays, the Centar kulture Dubrava arts centre and the Dubrava children's theatre.21,22,23,24,25

What to expect

  • According to the geographer Ivana Crljenko and the Zagreb Society of Architects, Dubrava has few squares and parks, and its planned centre was never finished.26,11
  • The City calls Avenija Dubrava overloaded. To relieve it, it is extending Branimirova and Kolakova eastwards; the €24 million contracts for Kolakova were signed by March 2026.27,28
  • For the Dubrava pool, a 2025 City report lists only a building-permit application, submitted in February that year.29

What life is like in Dubrava

The geographer Ivana Crljenko sees a twofold pattern in Dubrava: old scattered villages on the edges and, in the middle, a compact "Dubrava in the narrow sense" where planned estates alternate with unplanned family houses.5 More than three-quarters of the Gornja Dubrava district's residents live in its southernmost fifth. That part is densely built, mostly with family houses, while blocks of flats stand along the main street and in Klaka, Studentski grad and Poljanice.18

The Zagreb Society of Architects calls the planned parts a textbook example of residential planning. The sequence starts with the Janeković subdivision of the 1930s, continues with Studentski grad, one of Zagreb's first estates of the early 1950s, then Klaka, Trnovčica and Dubec, built around green axes with public facilities, and ends with Poljanice and its open green spaces.11

Many of the family houses, from the 1940s on, were built without permits. Crljenko gives the reasons: people arrived quickly, city plans came late, utility fees were high and permits took a long time, while land in Dubrava was cheaper. Many such houses were legalised in the late 1980s.5 Both kinds of building exist on both sides of the main street, with the planned estates mostly to the north of it.5,11

In the 1970s the landmark high-rises on Koledinečka were built to make the centre denser.11 In newer building, smaller "urban villas" have taken the place of big blocks.5

According to the City's history of the district, people moved to Dubrava from practically the whole of the former Yugoslavia, and still do. The City describes Gornja Dubrava as above all residential, a dormitory suburb, with a strong tradition of small private businesses, especially shops and services.1

Jasenko Houra and Davorin Bogović of the band Prljavo kazalište grew up in Dubrava, as did the singer Minea. Houra says he was formed by "the space between Avenija Dubrava and Klaka", and Bogović now lives in Naselje Ante Starčevića.30,31,32,33,34,35 The poet Vesna Parun lived for decades in Studentski grad, at Badelova 15 (now Vile Velebita), until 2000.36,37

Three committees south of the main street, in the Donja Dubrava district. At the 2021 census they had 3,150, 4,549 and 5,593 residents. The Donja Dubrava committee (Vrpoljska 10) is only part of the district of that name.44,45,46

Where the name Dubrava comes from

The name comes from the oak forest that once covered the area: dub is an old word for oak, and a dubrava is an oak wood.2,26,18 The oaks in Grad mladih and on Žuti breg are left over from it, and so are the woods on the northern slopes.26

When the new subdivision was taking shape in the 1930s, Zagreb newspapers called it Dubravnik and predicted it would become "the most beautiful, most regular and healthiest settlement" on the city's edge.1 The name is common: the Hrvatska enciklopedija entry Dubrava describes a different place, a municipality 12 km south-east of Vrbovec, first recorded in 1094.47

In Roman times the area lay in the hinterland of Andautonia, today's Šćitarjevo, and remains of a Roman road were found in 1979 while the new tram depot was being built.2,8 The villages around today's neighbourhood are medieval: Čučerje is first recorded in 1201, Oporovec in 1217, and Branovec, Čugovec, Dankovec and Jalševec in 1328.1,2 The flat land around the main street was forest where nobody lived until the 1840s. The first record of Dubrava, in 1842, lists nine people in three houses, and for the rest of the century it never had more than about 25 residents.1,2

In 1931 the Ljubljana industrialist Rado Hribar bought 207 jutara (an old land measure) from Zagreb's Kaptol to divide into plots and sell for housing, and four years later he handed the job to Vladimir Janeković of Zagreb.5 Janeković laid out the land between today's Dubrava street, Avenija Gojka Šuška, Oporovečka and Grižanska in five subdivisions between 1935 and 1942.1,5 Without Utilities (režije)Housing costs on top of rent: electricity, gas or heating, water, waste, the reserve fund, the HRT licence fee and internet. The lease decides which the tenant pays.Source: Zakon o najmu stanova (NN 91/96 … 105/20), čl. 5., checked 19 Oct 2026More in the glossary the settlement grew slowly at first: in 1935 only a tiny part of Dubrava got electric lighting.1 South of the main street Kaptol divided its own land less regularly, and the first houses there went up in 1937, when the main street was laid out.2 The tram arrived in 1942.48,12

On 20 December 1943 the Ustaša authorities publicly hanged 16 people, among them the intellectual Bogdan Ogrizović, on the spot that is now Park prosinačkih žrtava by the tram terminus. It was a reprisal for an attack on an arms depot near Sesvete; 18 people were to be hanged, but two escaped.36,49 After the war the main street was named Ulica prosinačkih žrtava after the victims, and according to the SABA RH association's website it was renamed Avenija Dubrava in 1990.49

Dubrava joined Zagreb in stages between 1947 and 1949.1,2,5 The Pioneer Railway opened in 1948, building began on Studentski grad in 1949, and from 1953 Jadran film built its film city here.50,39,51 From 1954 a bus factory worked in Studentski grad, with about 1,200 staff by the 1980s.52 Jugoton's record factory started production in September 1963.53,54 Between 1961 and 1981 the population grew by about 54,000, driven by migration and new industry.5 The municipality of Dubrava existed from 1974 to the end of 1990, and Zagreb's 1999 reorganisation split Dubrava into two city districts.1,2,8
