This is a correlation, not a cause: flats also differ in building age, fittings and location, so the heating type alone doesn't explain the price gap.

What to ask about heating bills

We don't estimate heating bills here, because they depend on the flat, its insulation and how you live. The official prices for gas, district heat and electricity are in our utilities guide; before a viewing, ask the owner or agency:

  • Gas: what the gas bills were in winter, and when the gas boiler was last serviced.
  • District heating: what the winter bills were, and whether part of the bill is paid outside the heating season too.
  • Heat pump: it runs on electricity, so ask about the winter electricity bills.
  • Not stated: how the flat is heated, before you agree a viewing.

Questions

How are rental flats in Zagreb heated?
Of 1,001 flats for rent, 65.4% of listings state the heating. Among those, gas leads (77.4%), and 11.3% are on district heating.
Where do the heating figures come from?
We count live listings on NajamStanova.com, each flat once (when several agencies list it, we take the fuller listing). We read the heating type only when a listing states it outright; electric and other types are counted together. A district is compared from 12 listings that state the heating, and the median price per m² is for flats (not houses) from 12 listings per heating type.
When does the heating season start in Zagreb?
The heating season starts with a readiness period on 15 September at the earliest and lasts until 15 May at the latest, and the heat comes on when the distributor decides the weather calls for it (Rulebook on the general terms of heat delivery, NN 131/2025, Art. 11). In a building, delivery starts when the co-owners' representative asks in writing, so it doesn't come on everywhere on the same day.
