Asking rent and agreed rent

The official median of agreed rents for flats in Zagreb in 2025 is €12.8/m² (3,341 registered contracts with a rent amount). Our median asking rent in October 2026 is €14.6/m².

That's not a change between two numbers: the contracts span all of 2025, only about 11% of registered contracts state a rent, and listings show what owners and agencies ask now. Source of the agreed rents: Ekonomski institut, Zagreb: Pregled tržišta nekretnina RH 2025. (tablica 2.10)

How we compute the index

  • Asking rents from long-term rental listings for flats in Zagreb: from the agency websites we index and from owners' direct listings on NajamStanova.com. Houses aren't in the index.
  • Each month we record the state on its last day: the median of listings seen in the previous 90 days. Neighbouring months therefore share some listings, so the median moves more slowly than prices in new listings.
  • A flat listed by several agencies counts once, at its last seen price.
  • We publish a median only for groups with at least 20 listings. Smaller groups say “too few listings” and show the count. A change appears only when both months have enough listings.
  • The median is the middle value: half the listings ask less, half more. The range runs from the 25th to the 75th percentile. Per m² counts only listings with a stated size.
  • The edition for a month that ended comes out on the 1st of the next month. Data recorded before a month ends is marked provisional and replaced then.
  • The month's counts cover every listing seen during the calendar month. A rent cut is a recorded drop in the asking rent that month; time listed runs from the source's publication date or from when we first saw the listing.
  • A listing doesn't prove the flat is free, or that it was let at the asking rent. The index covers the listings we see, not the whole market.
  • First edition: October 2026.
